Tenants FAQs

We receive queries covering many aspects of property and tenancy management and real estate investment. However, the most commonly asked questions especially by NRIs-concern property purchases and the government documents required for property transactions.We hope the following FAQs make the subject a little easier to understand.

What’s the lease duration?

Generally, it is 11 months. It can be at the discretion of the owner.

Do I get a receipt for a deposit amount?

Yes, you do.

How long will the owner take to refund my deposit amount?

The owner has to refund your deposit within 30 days of your vacating the property. If any deductions are made from the deposit amount (to cover damages, for instance), such deductions will be acknowledged  in writing by the owner.

What is the security deposit amount?

The security deposit amount depends on the location of the property. Generally, it is equivalent to 10 months’ rent.

What factors do you consider while fixing the rent?

Rent is based on location, amenities and facilities available in the property.

Is there any renewal of rental agreement if I continue to stay after my lease period is over?

Yes. A detailed rental agreement with all the points mutually agreed will be documented and signed between both the parties along with witnesses signatures.

Can I renew my rent/lease of the property?

If the owner agrees it can be done. A fresh rental agreement, enumerating all the points mutually agreed upon, has to be signed by both party and duly witnessed.

How do I pay rent?

Rent is either collected by us personally or you can visit our office and deliver your rent  to us in person.

When is my rent due?

The due date may vary from owner to owner, but is usually between the 1st and 5th of the month. It is noted in the rental agreement.

Will I be charged for late rent payment?

You are likely to be charged a penalty rate if you pay after the due date.

Who do consult if any maintenance is required?

For emergency maintenance, you can call our office at any time during working hours. If the matter is not urgent, we request you to let us know of the issue in writing. We will attend to it at the earliest.

How long will it take to complete the maintenance work?

We try to see that work is attended to at the earliest, so the tenant is not inconvenienced.   In general, we ensure work is completed within 10 working days. However, schedules are dependent on the kind and amount of work required.

Can I terminate my lease early? If so, what is the procedure?

If you wish to terminate your lease before its expiration, we require 60 days advance notice. Following your intimation, procedures will be followed as per the rental agreement. An inspection will be conducted before you move out and the security deposit will be handed over as mentioned in the lease agreement.
